Specializing in R&D Laser Welding

Laser welding with inert gas produces excellent quality contamination-free welds in a variety of materials with much less heat distortion than any other technique. Laser welding is ideally suited for hermetically sealed, vacuum, chemical, and aerospace parts. It is also excellent for medical parts in which no contamination or dissimilar materials are allowed.

The precise heat control provided by CNC laser welding enables us to weld foils as thin as 0.001" and hypodermic tubing with walls as small as 0.005", or less. Good heat control also allows us to routinely weld very thin foils to large housings.

We have special expertise in welding stainless steel, aluminum, titanium, tungsten, inconnel, nitinol, hastelloy, kovar, copper, alloy 20 and a variety of other metals including unusual and high hardness alloys. We can helium leak test your hermetic parts and we can cut and section weld samples for your critical parts.

Laser welding is the only technique for some products, and it is cost and quality competitive with TIG and MIG for many others.

Student Off-Campus Activities

Being a relatively small community of mostly long-time elderly residents or families with young children, Moraga is known for its minimal entertainment that caters to college students, however, a Jan Term class was created to address the needs of college students in Moraga.[citation needed] As one sign of its suburban setting, Saint Mary's location is distinguished by having a Safeway at the bottom of the hill no matter which way you turn out of campus. However, there are several movie theaters, fast food places and restaurants within a short drive of campus, and the Rheem and Orinda Theatres are only about ten minutes away. Some students also go to nearby larger towns, such as Concord, Walnut Creek and Berkeley and the cities of Oakland and San Francisco.

All freshmen at Saint Marys live on campus. 62% of the total student population lives on campus. There are six freshmen dorms (Augustine, Justin, Mitty, De La Salle, Aquinas and Assumption Halls). All freshman dorms (with the exception of Aquinas) are set up "community style," in which two or three students usually share a room and the entire floor shares a central bathroom. Floors are usually separated by sex in freshman halls (because of the shared bathrooms). The only exceptions are Aquinas hall which has students live in suites with their own bathroom, and the first floor of Assumption, which is coeducational with girls’ rooms having their own bathrooms. Aquinas is also open to upperclassmen. Currently, freshmen living on campus are guaranteed a spot on campus for their second year. Sophomores live in Becket Hall, More Hall, North and South Claeys Halls, and Ageno A, B, and C Halls. All of these halls are "suite" style living and each suite comes with three or four bedrooms, accommodates six students, and has its own bathroom and shower. Floors on suite buildings are co-ed.
Juniors and seniors enter into a housing lottery to determine if they can live on campus. Many upperclassmen live in "townhouse" buildings: Ageno East and West, Guerreri East and West, Freitas, Thille, Syufy and Sabatte Halls. All townhouses come with two or three bedrooms (accommodating five to six students), a bathroom and shower, kitchen and living room. Upperclassmen also live off-campus in Moraga, Orinda, Lafayette, and Walnut Creek. Upperclassmen resident advisers, as well as a few other upperclassmen, live in the traditionally freshman and sophomore halls. All residence hall rooms are fully furnished and come with two phones with free long distance, free Internet, and free TV cable outlet. Others often choose to live at home if they are within half an hour of campus. In addition to several student resident advisers, each residence hall also has at least one resident director, who is often a professor and lives in the residence hall.

The majority of classes are held in Galileo, Dante and Garaventa halls, which each have three floors. Most of the professors’ offices are also in these halls. A science building, known as Brousseau Hall or by its former name, Gatehouse, was built in 2000. Sichel Hall is a smaller, media-oriented classroom building used by the Communication Department, and Syufy Performing Arts Hall houses large and small practice rooms for arts students. The newest building on campus is Filippi Academic Hall, which houses the School of Education. The library, St. Albert Hall, is located near the freshmen dorms.
The cafeteria is called Oliver Hall, but it is known to the students as "Saga," after a former operator. The Cassin Student Union is a student lounge that also has a workout facility inside. Attached is Café Louis, features a sandwich shop and grill as well as a coffee shop, operated by Sodexho, the same company that runs the dining hall. Dryden Hall has recently been retrofitted into overflow seating for Oliver Hall. Also in the student union are Delphine Intercultural Center, and the bookstore, which are separate buildings.
Athletics facilities include McKeon Pavilion (basketball and volleyball), the Saint Mary’s swimming pool, Saint Mary's stadium (soccer and lacrosse), Madigan Gym (Rec sports), Louis Guisto field (baseball), Cotrell Field (softball) as well as an additional soccer field, a rugby field and an intramural field. The college also has a tennis court area and frequently hosts the WCC tennis tournaments. The Power Plant, slightly old and antiquated, is where students work out, but the college hopes to replace it within a few years. There is also a new Cardio Workout Center on the second floor of the Madigan Gym and in Cassin Student Union.
Two other important buildings are the Soda Activity Center and the Lefevre Theatre, where various events are held. There is also St. Albert Hall Library and the Hearst Art Gallery. All buildings on campus except Assumption Hall are named after an important person in the Catholic religion or a person important to the school.
There is also a cross at the top of a hill on campus. A large concrete “SMC” is located up top of one of the surrounding hills, and it gets painted frequently to commemorate different events.

Collage or University Student life

here are 45 active clubs on campus, a few of which are service clubs, diversity clubs, academic clubs, and special interest clubs. The Associated Students of Saint Mary's College (ASSMC) oversees the club and serves as the student government. Each class elects a president and vice-president, as well as several other student senators. The entire school elects the ASSMC president and the three executive vice-presidents (Administration, Student Affairs and Finance). The Student Involvement and Leadership office assists ASSMC and the clubs in providing programming and events on campus. A full list of student clubs and organizations can be found here.
Being a Lasallian school, community service plays a big role on campus. The Catholic Institute for Lasallian Social Action or CILSA coordinates most service work on campus, and each year students perform many hours of community service. In January 2006, twenty-five students and two professors traveled to New Orleans to help clean up parks and rebuild homes destroyed by Hurricane Katrina. These trips to New Orleans have continued in subsequent years.
The campus has a chapel in which Mass is held daily and twice on Sundays. The main student Mass is on Sundays at 8 p.m. There are several priests who work on campus, many of whom also teach classes. In late 2006, a Catholic youth group known as Xalt! was started by students. It has weekly meetings in the chapel, with presentations given by professors.
It is not a requirement to be Catholic in order to attend Saint Mary's, and students do not have to take courses in Catholicism (two general Religious Studies classes are required, an introductory course of the Bible and Its Interpretation and an elective of the student's choosing). However, 51% of Saint Mary’s students are Catholic and are involved in community service. Nearly 10 percent of every graduating class goes on to join a major service organization: the Peace Corps, the Lasallian Volunteers, Teach for America or the Jesuit Volunteer Corps.
Saint Mary's has an academic support center which helps students who have disabilities and other special needs. There are also offices set up to assist students of color (42% of the student body identifies as an ethnic minority) and first-generation college students (over one-third of the total students).
The college has a weekly newspaper called "The Collegian", a radio station, KSMC 89.5, and a television station, GaelVision (Channel 20). The campus also access to the Saint Mary’s Magazine and the weekly SMC Bulletin.
Student organizations and academic departments sponsor a variety of campus events for the College community and the public. Forums and presentations address topics such as cultural diversity, Middle East politics, religion and science and women in society. There are also classical music concerts, usually held in the chapel, featuring either groups from outside the campus, or student groups such as the Nightengaels choir. In keeping with the College's hallmark Great Books and seminar programs, which foster conversations among students and professors about significant issues facing society, Saint Mary's routinely features thought leaders from around the world to speak at the College. Some of the most notable people who have spoken at Saint Mary's College since August 2006 are human rights activists Dolores Huerta and Mother Antonia, local US congressmen Ellen Tauscher and George Miller, journalists Rajiv Chandrasekaran and Russ Rymer and Czech politician/diplomat Jan Kavan. In September 2010 Saint Mary’s hosted the first U.S. Senatorial debate between incumbent Democrat Barbara Boxer and her then Republican challenger Carly Fiorina. The one-hour debate was held before a live audience in the College’s LeFevre Theatre and was sponsored by KTVU Channel 2 News, the San Francisco Chronicle and KQED Public Radio.

Collegiate seminar Roman, Christian & Early Medieval Thought

Collegiate seminar

In addition to these general education courses, students must take four Collegiate Seminar or Great Books courses. Although modeled after the academic programs at St. John's College, this program is unique to Saint Mary's College in that only the four courses are required, and that they are integrated into all majors of study (including non-liberal arts majors such as business and science). The four courses must be taken in order, two freshmen year, and the other two during the sophomore, junior or senior years. These classes deal with the most important literature and philosophy of the time, and are meant to include discussion of the text rather than lecture. Most notably, all teachers, even those who generally teach subjects far from literature and philosophy, teach seminar classes. Since all professors teach seminar, one criticism of the program is that the experience varies widely depending on the teacher. Some are prone to lecture even during discussions and dominate the conversation, while others will remain silent even if the students are not discussing the text. However, the program's advocates argue that Collegiate Seminar encourages students to ask questions about the texts rather than rely on professors to dictate information, and teaches them to logically articulate their thoughts and ideas more than students who do not go through such a program. There have also been discussions for decades about whether the program is too focused on western civilization.
Below are the four seminars and a sampling of some of the texts read:
Greek Thought
  • The Odyssey
  • Lysistrata by Aristophanes
  • Oedipus Rex by Sophocles
  • Several dialogues by Plato including Plato's Republic, Meno and The Apology.
  • Nichoma chean Ethics by Aristotle
  • Poetry by Sappho
  • Propositions by Euclid
  • Euripides V
  • Sophocles I
  • Aeschylus
Roman, Christian & Early Medieval Thought
  • The Aeneid of Virgil
  • The Nature of Things by Lucretius
  • Dante's Inferno
  • The Canterbury Tales by Geoffrey Chaucer
  • Confessions by St. Augustine
  • Say I Am You by Rumi
  • Epictetus
  • Lucretius
Renaissance Thought
  • The Prince by Machiavelli
  • Don Quixote
  • On Christian Liberty by Martin Luther
  • Emma by Jane Austin
  • The Wealth of Nations by Adam Smith
  • The Tempest by William Shakespeare
  • Second Treatise of Government by John Locke
  • Discourse on Inequality by Rousseau
  • Discourse on Method by Rene Descartes
  • Candide by Voltaire
  • Answer/La Repuesta by Delacruz
Modern Thought
  • Wage-Labor and Capital by Karl Marx
  • The Origin of Species by Charles Darwin
  • Mrs. Dalloway by Virginia Woolf
  • The Bluest Eye by Toni Morrison
  • The Uses of Knowledge by John Henry Newman
  • Pygmalion by George Bernard Shaw
  • Nature Walking by Ralph Waldo Emerson and Henry David Thoreau
  • Of Love and Other Demons by Gabriel Garcia Marquez
The Integral program is a major at Saint Mary's College that incorporates the Seminar method for all of its classes, modeled almost completely after St. John's College. It is a four year program, with students unable to enter Integral after freshman year. Instead of just taking four classes integrated as part of the general education, Integral majors' entire curriculum, including subjects not traditionally related to the "classics," is done in the Seminar style. For example, math is taught through reading and discussing Euclid and Galileo, rather than actually completing numerical problem sets. In addition, the Seminar portion of the program, while twice as long (eight semesters vs. four), moves much more quickly and covers more material than the traditional Seminar program. The program does not have any tests, and students average 100-200 pages of reading per night.
Because of the small number of students, those students who are in the program remain with the same class for their entire four years. While many students enjoy the uniqueness of the program and the intimate class setting, others find that either the isolation of the program from the rest of the campus (aside from a small number of electives that are allowed, Integral majors take classes only with other Integral majors, and only Integral students take Integral classes, which are all taught by a small number of exclusively Integral professors) or the intense focus on the classics are not for them. These students may transfer after their sophomore year to another major, with almost all of their general education requirements fulfilled.
While the Integral program is housed in the School of Liberal Arts and Integral majors receive a Bachelor of Arts degree, integral students graduate separately from the other Liberal Arts majors and are the last students to receive their diplomas during the commencement ceremony. Many students go on to graduate school for pre-med or pre-law studies.
January Term, or Jan Term for short, is a unique academic session in which during the month of January students are required to take one class and encouraged to take one outside their major. Jan Term classes are more intensive than a normal fall or spring class. Instead of meeting two or three times a week, they meet four times a week for two hours and 30 minutes, and students must take four Jan Term classes to graduate. This differs from many colleges at which January Term or "Intersession" is optional. Each year, a committee meets to determine the year's Jan Term theme, and the process includes a vote of the final three selections by the community. Classes during Jan Term range from Shakespeare to Star Trek, and students have the option to travel abroad for their January class. There are also optional quarter credit classes for Jan Term and during the semesters, such as digital photography or weight training.

Saint Mary's College of California

Saint Mary's College of California is a private, coeducational college located in Moraga, California, United States, a small suburban community about 10 miles (16 km) east of Oakland and 20 miles east of San Francisco. It has a 420-acre campus in the Moraga hills. It is affiliated with the Roman Catholic Church and administered by the De La Salle Christian Brothers. It is known for its liberal arts education, including its Great Books and Seminar programs, its business program, which in recent years has become the college's most popular program, as well as the nursing program, partnered with Samuel Merritt University, whose campus is in Oakland, and the school of education. The college has seen a lot of success, particularly with its NCAA Division 1 athletic program. Recently the college has garnered national attention for its men's basketball program. Academically, Saint Mary's was ranked the 85th best college in the U.S. and ninth-best in California by Forbes and the 13th best college in the West by U.S. News and World report in 2010,
St. Mary's College began in 1863 as a diocesan college for boys established by Most Rev. Joseph Alemany, OP, Archbishop of San Francisco, California. Unhappy with the archdiocese's operation of the college, Archbishop Alemany applied for assistance from Rome and St. Mary's College was handed over to the De La Salle Christian Brothers in 1868.
In 1889, the college moved east across San Francisco Bay to Oakland, California. The location on the corner of 30th and Broadway became affectionately known as "The Brickpile" and Saint Mary's College would call Oakland home until 1928, when it moved further eastward to Moraga after a fire severely damaged the Brickpile. The Oakland site is a California Historical Landmark and is marked by a commemorative plaque. The former San Francisco site is now the site of the St. Mary's Park neighborhood.
During its first years in Moraga, the college nearly went bankrupt, but eventually managed to gain financial security when it was bought by Archbishop John Joseph Mitty, for whom a residence hall is now named. During World War II the college was used by the United States Navy for the training of pilots. Gerald Ford was briefly stationed at the school and served as a naval instructor. The navy erected many buildings, including the world's largest indoor pool, but only one, Assumption Hall, remains on the campus as the school had little use for most of the buildings after the war. Saint Mary's continued to be a male-only school until 1970s, when it became coeducational. Since then, more women have come to the college and by 2004, 60% of the students were women

Perry Debuts Tweet-to-Screen for California Dreams 2011 Tour

Social curation start-up Mass Relevance today announced that it is powering "Tweet-to-Screen" for global pop sensation Katy Perry's California Dreams 2011 Tour. Now, for the first time ever, concert goers will be welcomed to each show by giant on-stage screens that display live fan pictures and tweets from the event, giving everyone in the audience the chance to share their thoughts, excitement and anticipation before Katy appears on stage. Katy will get the tweets started by tweeting the hashtag for each show the day of the event. A mini-version of Tweet-to-Screen will also appear on Katy Perry's tour website, http://www.katyperry.com/tour-diary, to allow any fan anywhere in the world to participate in the excitement.
"Katy wanted to make the California Dreams Tour as interactive as possible, for both the concert-going fans as well as the fans following online," says Ngoc Hoang of Direct Management Group. "After meeting with Mass Relevance, we knew immediately they would be the perfect team to help us take the venue experience outside of the arena. It's been exciting to see the thousands of Tweets pour in and watch each show become a Trending Topic within minutes of doors opening."
"This is a really exciting partnership between Katy Perry, Twitter and Mass Relevance that showcases the future of real-time audience participation," said Sam Decker, CEO of Mass Relevance. "This is the beginning of offline, online, fan and audience integration that creates a more engaging experience at the show. It also encourages fans to tweet and enables fans at home to see the excitement about the show, getting others even more excited about Katy and seeing her concert."
How It Works: Every upcoming Katy Perry show in the California Dreams 2011 Tour will have its own dedicated hashtag, which Katy will tweet the day of each show. Fans in the audience and around the world can include the hashtag in any of their Katy-specific tweets in order to have them appear on-screen at the event. Tweets will be aggregated and moderated by Mass Relevance to appear on two huge screens, dubbed Tweet-to-Screen, at each side of the stage. Tweets will appear on Tweet-To-Screen against a branded background that matches the tour site, and will highlight both the profile picture of the tweeter and their tweet. Each tweet runs through Mass Relevance's technology and hand moderation in seconds to ensure that the content is as close to real-time as possible.
"Mass Relevance provides a flexible, robust platform to facilitate large-scale, real-time interactions in a relevant, moderated way," Decker continued. "Through Mass Relevance, Katy can turn her wish to communicate, connect and share with fans into reality -- and do something that is unique in the music business. This is a strong example of an innovative new approach that uses real-time social content to drive engagement and excitement. And on a personal note, I got my daughter excited about what our company does!"
Launched in December 2010, Mass Relevance has powered successful integrated Twitter strategies for the 2011 Golden Globes, the 2011 Oscars and ESPN.com's March Madness Tournament of Tweets, among others.

The longer the house stays on the market, the longer the borrower will have to pay the mortgage on the loan.

California Wholesale Real Estate – Pinnacle Property Solutions: There is a trend toward a tightening of the financial resources out there for today’s investors. If you are just getting started, or wish to begin real estate investment, you will have a more difficult time than those who began a decade ago. Money flowed easily when the market was hot, as the lenders could give no money down loans and the houses would be bought, fixed up, and resold in a matter of months. Then they would be repaid.
The market is so flat these days, however, that it’s more difficult to predict whether or not you will be able to sell a house you have bought and fixed up. The house could sit empty for quite some time. This has made the lenders more hesitant to pass out money for investments. They now require quite a bit of down payment and you’ll need decent credit.
The size of your down payment will also be important in determining the interest rate you’ll pay for the loan. With the repayment of the loan when you sell the investment property, you’ll determine the final profit on your investment. That’s why the interest rate is important and you should work on getting the best rate possible. If that means waiting a bit longer to enter the real estate investment market so you have more of a down payment, it will be worthwhile waiting for.
Another factor that makes the lenders more hesitant is that properties are staying on the market for an extended period of time, chipping away at the investor’s profit margin. The longer the house stays on the market, the longer the borrower will have to pay the mortgage on the loan. Unless there is a renter in the property to help you pay the loan, it will become increasingly difficult for you to pay the monthly required payment.
Financing for Investment is Tight in Today’s MarketIf you are new to the real estate investment business, be very cautious about entering a deal with not much in the way of cash reserves. Check on your ability to obtain a loan before you make an offer on a house.Find out what you will be able to afford easily and what kind of down payment you’ll be looking at. This is good information to know before you even start looking for bargains. Avoid getting yourself into a situation where you have a mortgage to pay and can’t unload the house. You’ll be paying taxes, insurance, and more for as long as the house remains on the market.

Prevalence of Inflation around the World

Prevalence of Inflation around the World

category in: Inflation, News, Oil prices    Tags: , ,

Smart Business

It has become one of most concerning issues of world. It is becoming the reason of a high price level in the consumer market. So the demand and supply of the commodities are badly affected.
Impact on consumer demands

Strategic Business

The prices of commodities such as wheat, sugar, salt, spices, bread, vegetables, fruits, meat etc increased at such a huge level that has diminished the demands of the consumers. On the other hand it is the compulsion of the people to buy groceries for their survival.
Increasing oil prices cause inflation
The economic analysts are saying regarding the dilemma of inflation that it is occurred due to the increase in oil prices in United States. One barrel of oil is reached up to $126 a few days ago, which has become the major concern of sustaining the US economy. Furthermore both the political parties of democrat and republican have failed to control upon the inflation and most of the people blamed to US regime.
War against Iraq caused inflation
America has wasted billions of dollars during the recent war against Iraq which has affected the demand and supply in the country. The prices of the every day commodities increased so much that the people have come to the road and motto against the government. So we could say that local people are demolishing in the grind of inflation.
Meanwhile the stock market of world is facing the perils of inflation due to increase in oil prices and sudden disasters. For example the current earthquake in China has affected the stock market of Asian and Western countries.
Astounding boom in stock market
Yester it was the booming trend when the prices of stock market had increased. That is the inflation which shows us the fluctuating trend of the stock markets. Sometimes it seems to be the boom of stock market and often it looks like a recession of stock market.
Transfer of stock in foreign countries
One of the amazing aspects is deposits. Millions of people around the world are not feeling secure about money. For example the majority of the people of Pakistan are transferring their stocks and money to the accounts of foreign nations such as UAE, Unites States, Canada, and United Kingdom etc. it is just because of heavy inflation.
Inflations causes’ famine
Today there are many countries which are facing the alarms of famine due to inflation and poverty. It is estimated that within next five years, most of the Asian regions such as Pakistan, India, Bangladesh, Indonesia, Sri Lanka, and Afghanistan will be demolished due to the sudden disasters such as hurricanes, tsunamis, storms, famine, earthquakes etc. The regimes of these countries are absolutely careless and they are not taking some serious actions to avoid of the famine dangers.

How High Oil Prices Causing World’s Economy

oil pricesOil prices have been increasing at an alarming way now a days. The prices of petrol have been increased up to $135.09 per barrel. In this regard, the Wall Street has confirmed that the heavy crude oil and gasoline prices have affected the demands and supply of the consumers and investors and they are suffering badly from fulfilling their demands. Therefore, high oil prices have increased the over all prices of all other kinds of consumer commodities such as wheat, rice, oil, vegetables, meat etc.
Meanwhile, the economists are saying that the inclusive demands from states like India and China would exceed supply. In this way, a weak dollar would also enhance the oil prices per barrel more and more.
oil pricesEconomists confirmed that there are several factors of high oil prices all around the world. In this regard they are of the view that one of the major factors of high oil prices is inflation all around the global markets. The economists have argued that inflation is the result of over all slumps in the world trade markets.

US Inflation Pressure Increasing

The global economy is continuing its expansion, led by very strong growth in the Asian region. The recent disaster in Japan will have a noticeable effect on Japanese production in the near term, although the impact on the broader Asian region is expected to be limited. Commodity prices, including oil prices, have risen over recent months, pushing up measures of consumer price inflation in many countries. A number of countries have been moving to tighten their monetary policy settings. Overall, though, financial conditions for the global economy remain accommodative.

Australia's terms of trade are at their highest level since the early 1950s and national income is growing strongly. Private investment is picking up, mainly in the resources sector, in response to high levels of commodity prices. In the household sector thus far, in contrast, there continues to be caution in spending and borrowing, and a higher rate of saving out of current income. The natural disasters over the summer have reduced output and the resumption of coal production in flooded mines is taking longer than initially expected. Production levels should, however, recover over the months ahead, and there will be a mild boost to demand from the rebuilding efforts as they get under way.
Asset values have generally been little changed over recent months and overall credit growth remains quite subdued, notwithstanding evidence of some greater willingness to lend. Business balance sheets generally are being strengthened, and the run‑up in household leverage has abated.

Growth in employment has moderated over recent months and the unemployment rate has held steady at 5 per cent. Most leading indicators suggest further growth in employment, though most likely at a slower pace than in 2010. Reports of skills shortages remain confined, at this point, to the resources and related sectors. After the significant decline in 2009, growth in wages has returned to rates seen prior to the downturn.

Inflation is consistent with the medium-term objective of monetary policy, having declined significantly from its peak in 2008. These moderate outcomes are being assisted by the high level of the exchange rate, the earlier decline in wages growth and strong competition in some key markets, which have worked to offset large rises in utilities prices. Production losses due to weather are temporarily raising prices for some agricultural produce, which will boost the March quarter CPI, but these prices should fall back later in the year. Overall, looking through these temporary effects, the Bank expects that inflation over the year ahead will continue to be consistent with the 2–3 per cent target.

At today's meeting, the Board judged that the current mildly restrictive stance of monetary policy remained appropriate in view of the general macroeconomic outlook.

Statement by Glenn Stevens, Governor: Monetary Policy Decision

At its meeting today, the Board decided to leave the cash rate unchanged at 4.75 per cent.

NAB Quarterly Australian Residential Property Survey - March 2011

House price expectations were revised up slightly in the March quarter survey, but gains are expected to remain modest. Nationwide prices are tipped to increase by just 0.6% over the next year led by WA (1.1%), NSW/ACT (0.9%). Victoria & Tasmania (0.5%) and Queensland (0.1%). House prices in SA/NT are tipped to fall by 0.1%. Looking further ahead, house prices are expected to rise by 2.6% over the next two years. WA is still the best performing state (3.8%) and Victoria & Tasmania the worst (1.6%).

The outlook for rents has also improved. Nationwide rents are forecast to rise 3.5% in the next year and 5.2% by March 2013. The biggest gains in this period are forecast for WA and NSW/ACT. Rental expectations are weakest for SA/NT and Queensland.

Stronger price and rental expectations have boosted NAB’s Residential Property Index. The Index is now expected to rise to 45 points over the next year (27 points in December). Improvements are forecast in all states, led by WA and Victoria & Tasmania. Queensland is expected to remain the weakest state, but conditions are expected to be much better than in our previous survey. The Index is expected to rise to 74 points by March 2013, with improvements forecast in all states.

Australian investors have become much more important in driving new residential developments. Resident investors are now expected to account for 33% of the market in the next 12 months (24% in December). This may reflect changes to superannuation rules making it easier to hold property within self-managed super funds

The strongest demand for new residential property remains in inner city housing, low rise and townhouses, where demand is classified as “good”. Demand conditions for CBD apartments, middle/outer ring low rise, townhouses and apartments is assessed as “fair”.

Tight credit conditions are still seen as the main impediment to new residential developments, but housing affordability and rising interest rates are also identified as “significant” constraints.

In the existing property market, resident owner occupiers will continue to dominate demand over the next year, accounting for around 57% of sales. The share of Australian resident investors is expected to be much lower at just 20%.

The best prospects for capital growth in existing property markets over the next year are in the sub-$500,000 category. The outlook for higher priced property is much weaker.

Access to credit has replaced rising interest rates as the biggest impediment for purchasing existing property. Employment security and housing affordability are also seen as “significant” impediments.

Since April 2010, NAB has been conducting the Quarterly Australian Property Survey, with the aim of developing Australia's pre-eminent survey of market conditions in the Commercial and Residential Property market. The large external panel of respondents comprised of Real Estate Agents/Managers, Property Developers, Owners/Investors, Asset/Fund Managers and Valuers.

UPDATE 1-Siemens loses World Bank business for 2 years

Will not bid for World Bank projects until 2011
* Could lose annual sales below 100 mln eur
* May suffer longer ban from World Bank projects in Russia
* Shares down 5.3 percent
(Adds background, quotes, share price)
FRANKFURT, July 2 (Reuters) - Siemens (SIEGn.DE) is being barred from World Bank projects for two years over the bribery scandal that shook the German industrial conglomerate.
The World Bank said in a statement on Thursday that Siemens would also pay $100 million over 15 years to support global efforts to fight fraud and corruption.
Its exclusion from World Bank-financed projects is backdated to January 1, 2009 and will run until the beginning of 2011, Siemens said.
The World Bank said the bidding block was part of a settlement in the wake of "past misconduct" in Siemens' global business and the bank's investigation into corruption in a Russian project.
Siemens ended one of the biggest corporate corruption investigations in history when it agreed in December to pay around 1 billion euros to settle probes by U.S. and German authorities into bribes it paid for years to win contracts. [ID:nN15508680]
The $100 million would go to organisations and projects aimed at combating corruption and to help governments recover assets stolen by corrupt leaders, the World Bank said.
Siemens said that under the agreement, Siemens' unit in Russia could be barred from World Bank project contracts for four years. A decision is expected later.
The World Bank has alleged that Siemens Russia paid about $3 million in bribes in 2005-2006 in connection with a bank-financed project in that country, it said.
Siemens said it could lose annual revenues considerably less than 100 million euros as a result of its exclusion from World-Bank financed contracts.
The company, which makes subway trains and turbines to hearing aids and lightbulbs, revised down in April its profit targets for fiscal 2009 and now expects to post an operating profit that would exceed 6.6 billion euros.
Its shares closed down 5.3 percent at 47.50 euros while Frankfurt's blue-chip index .GDAX lost 3.8 percent.

Poll Finds Few Favorites in G.O.P

But her standing among Republican respondents was the polar opposite: About half of Republicans said they viewed her favorably; 26 percent said they viewed her unfavorably.
Former Gov. Mitt Romney of Massachusetts, who ran unsuccessfully for the Republican presidential nomination in 2008, was not far behind her in terms of name recognition. Among all American voters, he is viewed slightly more positively than negatively, with 28 percent expressing favorable views and 24 percent expressing unfavorable views. Among the poll’s Republican voters, 42 percent said they viewed him favorably and 15 percent said they viewed him unfavorably.
The poll was taken nationally Friday through Wednesday with interviews of 1,116 registered voters and 524 registered Republicans. It has a margin of sampling error of plus or minus three percentage points for all voters and plus or minus four percentage points for Republican voters.
Over all, it showed that Republicans who are considering making presidential bids will have to woo a party that largely identifies with the Tea Party movement — more than half of Republican voters said they considered themselves Tea Party supporters — and has questions about President Obama’s origin of birth.
A plurality of Republican voters, 47 percent, said they believed Mr. Obama, who was born in Hawaii, was born in another country; 22 percent said they did not know where he was born, and 32 percent said they believed he was born in the United States.
While that might indicate that there is a receptive audience for the real estate mogul Donald J. Trump as he raises questions about Mr. Obama’s citizenship, the poll also pointed to potential roadblocks for him should he pursue a formal candidacy.
Mr. Trump has been getting considerable attention as a possibly strong contender, but just about as many Republicans view him favorably as view him unfavorably — 35 percent favorably and 32 percent unfavorably— and nearly 60 percent of Republicans interviewed said they did not believe he was a serious candidate. (Far more of all voters view him unfavorably — 46 percent — than view him favorably, 25 percent.)
If one Republican stands out in the Times/CBS News poll, it is Mr. Huckabee, who has his own show on the Fox News Channel. Roughly a third of all voters view him favorably, as opposed to a quarter who view him unfavorably. And among Republican voters, more than half view him positively as opposed to 11 percent who have negative views.
“Watching Huckabee on TV gives me a good idea of how he views things,” Floyd Petersen, a disabled contractor in Thompson Falls, Mont., said in a follow-up interview. “TV has made me know him better.”
When Republicans were asked whom they were most enthusiastic about, Mr. Huckabee was the second-most-mentioned candidate, after Mr. Romney. But the percentages were small: 8 percent named Mr. Huckabee, 9 percent named Mr. Romney and 57 percent could not name anyone.
How well a candidate is known at this stage of a campaign is not necessarily a reflection of where they will stand when the race engages in earnest. For instance, at this point four years ago, 77 percent of Republicans surveyed by The New York Times and CBS News said they did not know enough about Mr. Romney to form an opinion of him. Yet he was one of the better-known candidates by the time he dropped out in February 2008.
And the best-known and best-liked candidate at the time of that poll — taken in March 2007 — was former Mayor Rudolph W. Giuliani of New York, whose campaign ultimately fizzled.
As the candidates go about building their organizations and raising money this time around, voters seem content to wait until the first caucuses and primaries get closer before solidifying their opinions.
“Right now. there is not one of the potential Republican candidates that I would be enthusiastic about even if they came out definitely,” John Pollard, a retired deputy sheriff of Tacoma, Wash., said in a follow-up interview. “I’m going to wait and see who runs when we get into the primaries.”

Poll Finds Few Favorites in G.O.P. Fight for President

With less than a year to go before the Iowa caucuses, Republican voters have yet to form strong opinions about most of their potential candidates for president in 2012, according to the latest New York Times/CBS News poll.
Only those possible contenders who regularly appear on television — or have made bids before — are well known enough to elicit significant views from their fellow Republicans. And of that group, only one, former Gov. Mike Huckabee of Arkansas, is viewed favorably by more than half of the Republican electorate.
The poll would seem to reflect the late start to the Republican primary season, with many of the major likely candidates seeking to hoard their money and avoid making any missteps that they might have to live with later, when voters go to polls or caucus rooms.
While it may not be unusual for voters’ attention to be focused elsewhere at this stage of a campaign, the survey at the very least provides a reality check for a race that has received frenetic coverage at times on cable news and the Internet even though nearly 60 percent of Republicans cannot point to a single candidate about whom they are enthusiastic, according to the Times/CBS poll.
A host of potential Republican candidates have a lot of work ahead — and money to spend — to make themselves better known to their party faithful and other Americans.
For instance, former Gov. Tim Pawlenty of Minnesota may be drawing media attention as a Republican presidential contender, but nearly 80 percent of Republican respondents to the Times/CBS poll said they did not know enough about him to say whether they viewed him favorably or unfavorably (of those who do have an opinion, 20 percent say they view him positively and 3 percent say they view him negatively).
Gov. Haley Barbour of Mississippi may be well known along the corridors of K Street — where he was once a lobbyist — and among Washington-based reporters who covered him as a one-time Republican Party chairman. But 85 percent of Republican voters said they did not know enough about him to offer an opinion.
Jon M. Huntsman Jr., who is stepping down as ambassador to China, might take heart that five times as many party members view him favorably as view him unfavorably. But that is just it: literally 5 percent of Republican poll respondents said they viewed him favorably, 1 percent said they viewed him unfavorably and more than 90 percent said they had nothing to say either way because they had not heard enough about him.
Representative Michele Bachmann of Minnesota; Gov. Mitch Daniels of Indiana, and former Senator Rick Santorum of Pennsylvania drew similar responses.
Sarah Palin, the one-time vice-presidential candidate and former governor of Alaska — who is a regular on Fox News, which the survey said was the television news network most watched by Republicans — is the best known of the possible candidates, according to the poll. She is viewed the least favorably by the general public: Twice as many respondents over all said they had an unfavorable view of her (55 percent) as said they had a favorable view (26 percent).

Business owner casts reasonable doubt on accuracy of speed cameras

Five times and counting before three different judges, the Prince George’s County business owner has used a computer and a calculation to cast reasonable doubt on the reliability of the soulless traffic enforcers.
After a judge threw out two of his tickets Wednesday, Mr. Foreman said he is confident he has exposed systemic inaccuracies in the systems that generate millions of dollars a year for town, city and county governments.
He wasn’t the only one to employ the defense Wednesday. Two other men were found not guilty of speeding offenses before a Hyattsville District judge during the same court session using the same technique.
“You’ve produced an elegant defense and I’m sufficiently doubtful,” Judge Mark T. O’Brien said to William Adams, after hearing evidence that his Subaru was traveling below the 35-mph limit - and not 50 mph as the ticket indicated.
This is a copy of a composite photo made by Will Foreman from a speed camera on northbound Route 210 at Livingston Road in Forest Heights made on July 22, 2010, showing a truck owned by Mr. Foreman traveling on the road. This is a copy of a composite photo made by Will Foreman from a speed camera on northbound Route 210 at Livingston Road in Forest Heights made on July 22, 2010, showing a truck owned by Mr. Foreman traveling on the road.
The method?
Mr. Foreman, the owner of Eastover Auto Supply in Oxon Hill, examined dozens of citation photos of his company’s trucks that were issued along a camera-monitored stretch of Indian Head Highway his employees frequently travel.
The camera company, Optotraffic, uses a sensor that detects any vehicle exceeding the speed limit by 12 or more mph, then takes two photos of it for identification purposes. The photos are mailed to violators, along with a $40 ticket.
For each ticket, Mr. Foreman digitally superimposed the two photos - taken 0.363 seconds apart from a stationary point, according to an Optotraffic time stamp - creating a single photo with two images of the vehicle.
Using the vehicle’s length as a frame of reference, Mr. Foreman then measured its distance traveled in the elapsed time, allowing him to calculate the vehicle’s speed. In every case, he said, the vehicle was not traveling fast enough to get a ticket.

Mammoth Mountain Ski Mammoth Ski Club

Usually this would be a day where only the lower chairs are running. But I just checked the webcams, and they are running the lifts all the way to the top. In the webcam view, the wind did not look that strong even at the top of Cornice. Chair 3 looks good with minimal crowds. Here’s a photo of the Minarets taken from chair 3 about this time yesterday:
This morning the winds are up, but not too bad. The National Weather Service forecasts for Mammoth Lakes weather a High of 32, and a Low of 10 F. In town the winds are out of the SE at 20 with gusts to 39. The wind guage on chair 1 shows an average wind speed of 45 mph with gusts to 70 mph.
Today is the last Holiday vacation day for most people, so Mammoth direct  Ski Area will be virtually empty this next week. If you can come up, be sure to take photos of your runs, and send them to me so I can post them on this blog.
Lots has been going on behind the scenes with Mammoth Ski Club. Constructing the website and getting it to perform as programmed has been challenging, but most of the bugs are worked out now. Mammoth Ski Club now has the most powerful website, as far as capabilities, for the Mammoth Lakes and Mammoth Mountain area excluding Mammoth direct
Starting Mammoth Ski Club has been challenging. Every day I work on making the pieces of the puzzle fit, and it is an ongoing process. Today I am going to post this blog, then go and enjoy the fabulous skiing at Mammoth Mountain. See You On the Slopes!

Nutri Yummies Sugar & Allergen Free Chewable Children Multivitamin

NutriYummies contains all necessary vitamins, minerals and antioxidants essential to child nutrition and it is allergen-free. Each ingredient has been carefully selected and tested and every phase of the Nutri Yummies production process is governed by GMP (Good Manufacturing Practices) guidelines. Intensive Nutrition Inc.®, a family-owned and operated company, is proud to introduce Nutri Yummies -- the first children's chewable multivitamin to combine allergen-free, comprehensive nutrition with great taste.

Yes, Intensive Nutrition uses D-Mannitol and pure blueberry fruit powder in NutriYummies instead of overly sweet sugars like fructose. D-Mannitol gives each tablet a pleasant mouth-feel and actually increases the absorption pattern of the vitamin, mineral and antioxidant complexes contained in the formula. D-Mannitol is not metabolized by the body and does not promote tooth decay.  Pure blueberry fruit powder makes NutriYummies not only appealing to children but it provides additional antioxidant benefits and naturally increases tablet shelf-life.

Children Need NutriYummies Multivitamins

The American Academy of Pediatrics advises that children should follow a diet based on the USDA Food Guide Pyramid.  This diet, they claim, provides a sufficient amount of all vitamins necessary for child nutrition.  Realistically, however, no one strictly follows daily dietary recommendations, especially children.
Children eat unevenly, are often choosy or picky in their food selection and are actually genetically predisposed to prefer sweet, starchy foods that lack important vitamins and nutrients like Iron.  As a consequence, most children benefit significantly from supplementation.
Intensive Nutrition Incorporated® (INI) has answered the needs of parents and children with the creation of NutriYummies. A multivitamin/mineral formula for children ages 2 to 12, NutriYummies is a properly balanced supplement whose ingredient content reflects the most up to date information on children's nutrition.
